Wet Polish vs Dry Polish — What Specifiers Need to Know

Wet polish and dry polish are mechanically distinct processes that produce different finishes, perform differently under traffic, and suit different project types. Specifying the wrong system is one of the most common mistakes on commercial polished concrete projects.

System A

Wet Polish

Water is used as a coolant and lubricant throughout the grinding and polishing sequence. Allows diamond tooling to cut cooler and more consistently at each grit level, removing material more precisely. Produces a deeper, more refined, high-gloss finish that reflects ambient light and reveals the natural aggregate and colour of the concrete. The premium system for floors that are a design statement.

Finish

High gloss to mirror — deep, reflective shine. Aggregate visible. Premium appearance.

System B

Dry Polish

Produces a matte to satin surface with more texture — which translates directly to higher inherent slip resistance. The practical choice for commercial and industrial environments where function matters alongside aesthetics.

Finish

Matte to satin — textured, natural appearance. Higher slip resistance. More practical.

Third Option

Grind & Seal — The Practical Middle Ground

Grind and seal is not a polished concrete system — it's surface preparation followed by a penetrating or topical sealer. The concrete is ground to a consistent surface profile, contamination is removed, and a clear sealer is applied for protection and enhanced appearance.

The result has a sealed, clean appearance that reads as polished concrete at a lower cost per square foot than full mechanical polishing. Popular for commercial spaces where budget is a consideration, for concrete not suitable for full polish, and where a natural aesthetic is desired at a competitive price point.
