Traffic-bearing membrane systems and penetrating concrete protection for parkades across British Columbia. MMA, polyurethane, and DualGuard systems — specified for your structure, timeline, and budget.
Road salt and de-icing chemicals carry chloride ions that penetrate unprotected concrete and reach the reinforcing steel below. Once chloride contacts steel, it triggers electrochemical corrosion — expanding rebar volume by up to 600% and causing the concrete to crack and spall from within. This process is irreversible and extremely costly once it begins.
A properly specified and installed waterproofing system stops chloride at the surface — protecting the structure for decades. This is why parkade waterproofing is required on virtually every new high-rise and commercial development in British Columbia.
We work with general contractors, strata corporations, property managers, and developers to specify and install the right system for each structure — new construction or restoration.
System selection is based on your structure's exposure, cure time requirements, traffic load, and budget. We assess and specify — no guesswork.
MMA (Methyl Methacrylate) is the go-to system when downtime is the client's primary concern. A multi-layer system — primer, base coat, quartz/silica broadcast, topcoat — applied section by section. Each layer has a rapid recoat window and the full system is typically installed overnight. Strata tenants and commercial users are back on the floor by morning. Cures in any temperature, including sub-zero BC winters. Provides colour options and slip-resistant aggregate profile.
An elastomeric, multi-layer polyurethane waterproofing system that bridges dynamic cracks and accommodates structural movement — essential for concrete decks subject to thermal expansion, live loads, and seismic activity. Applied as a seamless, monolithic membrane with anti-slip aggregate broadcast topcoat. The most widely specified system on new high-rise construction in BC. Excellent long-term waterproofing and durability.
Polyurea is a spray-applied, seamless coating that cures in seconds, provides excellent waterproofing, and can elongate up to 600% to bridge cracks. Hybrid systems combine polyurea or polyurethane base coats with polyaspartic or polyurethane topcoats — each layer specified for a specific performance role. Used on high-traffic ramps, turning areas, and demanding structural applications where standard membrane systems need additional reinforcement.
A two-step penetrating concrete protection system by Protocol Environmental Solutions — a BC-based supplier. Step 1: WashAway Xtreme cleans the concrete surface, removes oil, stains, and efflorescence, and opens the pore structure to the required surface profile. Step 2: DualGuard is sprayed onto the prepared surface and penetrates 1–3mm into the concrete matrix, creating a permanent internal waterproof membrane that protects from the inside out. No colour, no topical coating — just permanent protection. Used on parkade columns, walls, and bare concrete surfaces. Fast to apply, minimal disruption, high margin. The same system used on Canada Place, Easy Park, Pacific Centre, and multiple TransLink stations in Vancouver.
The DualGuard and WashAway Xtreme systems we install are manufactured by Protocol Environmental Solutions, based in Coquitlam, BC. Their products have been specified on some of the most high-profile concrete structures in British Columbia.
